10-acre High-Density Property Has Potential to Become a Major Mixed-Use Project

SSG Realty Partners LLC., an Atlanta-based land investment services company specializing in the marketing of high-profile development sites, announces the sale of a 10-acre property located at the intersection of Ted Turner Drive and Whitehall Street in South Downtown Atlanta.

The site has served as the corporate headquarters and Atlanta distribution center for Gourmet Foods International (GFI). Founded in 1967 by Russ McCall, it is one of the nation’s largest wholesale distributors of gourmet and artisan cheeses and related food products. GFI had outgrown the Artisan Yards property and recently relocated to a newer, larger facility in Decatur.

SSG’s Development Marketing Team, led by Peyton Stinson, David Branch, Clyde Good and Barry Branch, were retained by the property owner, McCall Railroad LLC, to re-position the former distribution facility as a potential mixed-use development site.

The site abuts the historic Castleberry Hill neighborhood, and is just blocks away from Mercedes-Benz Stadium, State Farm Arena, the new Reverb by Hard Rock Hotel and CIM Group’s planned multi-billion dollar re-development of the Downtown “Gulch” property, now known as Centennial Yards.

The buyer is Urbantec Development Associates I LLC, which was represented by Brian Boyd of Scotland Wright Associates and Chris White of Savills Inc. The property has the potential to be transformed into a state-of-the art mixed-use community. The purchase price was more than $26 million.
