JLL Inks Deal for BANG ENERGY’s First Southeast Manufacturing Facility in Lithia Springs

9/30/20

644,040-square-foot, state-of-the-art facility will create 600 jobs in Douglas County

JLL’s Atlanta and Miami industrial team worked together to secure a 644,040-square-foot warehouse space for sports beverage company BANG ENERGY at Lithia Springs Distribution Center in Douglas County. Located at 7705 Staples Drive, the space is Bang Energy’s first southeast manufacturing facility and will bring 600 new jobs to the area. JLL Managing Directors Sky Groden and Chris Tomasulo and Senior Vice President Rose Davidson with JLL’s incentives team represented Bang Energy in the transaction.

Bang Energy is a leading manufacturer and seller of energy drinks and beverages, dietary supplements, and sports nutrition products. By Q1 of next year, Bang Energy will fully occupy Lithia Springs Distribution Center, located just 18 miles outside of metro Atlanta. The Class-A facility offers seamless access to major highways, such as I-20, I-85 and I-75, is 25 minutes from Hartsfield-Jackson Atlanta International Airport and four hours to the Port of Savannah. Once fully operational, Bang Energy will have the capacity to produce more than 4,000 cans per day. The facility is also equipped with 37,462 square feet of Class-A office space.

“Bang Energy needed an East Coast facility that could support its rapid growth trajectory, increase production capacity and expand its distribution channels,” said Groden. “This state-of-the-art center is not only powerfully positioned in the logistics hub of the Southeast, but also offers incredible access to a robust talent pool. This deal is another positive indicator of the stability of Atlanta’s industrial sector, and we’re looking forward to this next chapter of growth for Bang Energy.”

Bang Energy will invest $145 million to open the facility, which will create 600 jobs in Douglas County. A comprehensive package of economic incentives from the State of Georgia and Douglas County played a key role in Bang Energ’s decision to occupy the Lithia Springs Distribution Center.

“Our team was instrumental in guiding the client through the incentives process to identify and secure the most competitive incentive package possible,” said Davidson. “These incentives were pivotal in Bang Energy’s decision to expand its distribution network in Lithia Springs, and we’re confident this move will have long-term benefits for the local community and metro Atlanta.”

According to JLL’s Q2 Atlanta Industrial Insight, demand for industrial space has remained strong throughout the year, despite the added pressures caused by the pandemic. While the pace of construction has slowed, second quarter move-ins accounted for 85% of the net absorption for the year, bringing total net absorption just shy of 1.1 million square feet.
