Updated Renderings Unveil the Vision for 251 Armour, A New Creative Office Building at Armour Yards

JLL’s agency leasing team and Preferred Office Properties today released new renderings of 251 Armour, a new creative office concept at the front of the Armour Yards district and on the upcoming BeltLine trail extension. JLL’s Brooke Dewey and Jeff Bellamy handle leasing on behalf of the owner.

Preferred Office Properties, a subsidiary of Preferred Apartment Communities Inc. (NYSE:APTS), initially purchased a collection of four creative office buildings at Armour Yards from JP Morgan and Third & Urban in January 2018. The company made the move to acquire 251 Armour in July 2019 to provide additional creative office space for existing tenants experiencing high growth, as well as new office and non-office users.

With construction set to begin this summer and the redeveloped building expected to deliver in spring 2021, 251 Armour will offer approximately 38,000 square feet of single-story, creative office space, by repurposing a former Atlanta tortilla factory. The large floor-plate offers flexible buildout opportunities, with dedicated entrances for each tenant. Skylights throughout the 16-foot-high ceiling and a combination of storefront and clerestory windows on the exterior façade will envelop the space with natural light. With a 3 per 1,000 on-site surface parking ratio, tenants will enjoy ample free parking, a key differentiator compared to similar adaptive reuse properties. Bathrooms with showers and lockers, and new sidewalks and landscaping will enhance usage of the Northeast trail extension of the Atlanta BeltLine along Armour Drive, for recreation and commute alternatives.

Dining and recreation options include American Spirit Works Distillery, East Pole Coffee Co., Fox Bros. “QUE”-OSK, SweetWater Brewing Company and Atlanta Track Club. A variety of community programming, from yoga classes on the lawn to the AY Farmers Market, chef pop-ups and wine tastings, outdoor movie nights and more, also empowers companies located at Armour Yards to invest in self-care. Additional provisions located within three miles of Amour Yards include numerous restaurants and landmarks such as Grindhouse Killer Burgers, Holeman and Finch Public House, Piedmont Park and The High Museum of Art. Centrally situated between Buckhead and Midtown, 251 Armour offers direct access to I-85, I-75, GA 400 and Path 400 Trails. Tenants will also have the option for convenient on-site shuttle access to the MARTA Lindbergh Station.

This includes advocacy work on behalf of member businesses with the City, state government and the Atlanta Beltline. The PiHi Alliance has successfully lobbied the City to address street flooding, traffic and other issues affecting the neighborhood, organized recurring neighborhood cleanup, and was instrumental in mobilizing all Armour Yards businesses to unanimously support the Northeast extension of the BeltLine through the Armour Yards neighborhood.
