Atlanta-based Mueller Co. LLC (Mueller) will open a 26,250-sf Southwest Region distribution center at DFW Airport, signing a class A long-term lease for its 13th location in North America.
The new Mueller distribution center will be housed in Logistics Center 7 at 775 N. Royal Lane, Irving. Construction will start this week. The build-out of the shell space will take roughly two months to complete.
"Mueller has a large customer base in Dallas/Fort Worth and throughout the Southwest. They needed a new distribution center to service the region," says Nick Talley, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. He and Brandon Alexander, broker associate, represented the tenant.
Talley says the six-month site search was focused on DFW Airport projects. "It's centrally located in the metroplex. We had three options," he adds, "and this one was the most competitive." Talks went full circle in less than 30 days.
Mueller Co.'s lease takes the 74,375-sf Logistics Center 7 to 100% occupancy. Steve Trese of CBRE represented the landlord, EastGroup Properties LP.
Mueller Co. LLC is an affiliate of publicly traded Mueller Water Products Inc. The company is a leading manufacturer and marketer of products and services used in the transmissions, distribution and measurement of water in North America.
