Co-working powerhouse signs long-term deal with building-top signage at iconic Downtown Atlanta tower
The Dilweg Companies announced today it signed a long-term lease at 101 Marietta Street with WeWork, the world’s largest coworking provider. The agreement represents 100,300 square feet of premium office space for more than 1,300 WeWork members, and includes building-top signage at one of Downtown Atlanta’s most iconic buildings.
WeWork scouted several nearby locations before settling on 101 Marietta Street, which will feature prominently in the upcoming national broadcast of Super Bowl LIII after being selected by the NFL and major sponsors to host promotional signage. The new agreement provides WeWork with its largest location in Atlanta, and includes a provision to allow for potential expansion in the future.
“We’re excited to announce WeWork 101 Marietta as our newest and, most notably, our first WeWork location in Downtown Atlanta,” said Bobby Condon, Southeast General Manager of WeWork. “This location will provide a flexible, dynamic workplace with space, community and services suited to cater to the needs of our member companies. The ability to have future-ready workspace fully equipped with new amenities, easy access to mass transit and breathtaking views in the heart of Downtown Atlanta will allow WeWork to open new avenues for statewide growth in the years ahead. WeWork looks forward to creating a thriving community in Downtown Atlanta that delivers exceptional results and a high quality of life in a space where our members can truly create their life’s work.”
WeWork 101 Marietta will not only represent the largest coworking space in the submarket, but it will be WeWork’s largest location in Atlanta. WeWork is expected to begin building out its floors, which will be the highest floors of any WeWork in Atlanta, in the coming weeks, and the location is slated to open later this summer.
101 Marietta Street will be WeWork’s sixth location in Atlanta, and advances the company’s goal of having up to 20 offices in its Southeast headquarters by the end of 2020. WeWork will incorporate a variety of design aspects and hallmark amenities in its new spaces, including open layouts, unique common areas, collaboration spaces and conference rooms, private phone booths, stocked kitchens and more. WeWork members also have access to a number of services including health insurance, an internal social network to connect with members across the globe, weekly events and workshops, and other business services and lifestyle perks to help them succeed.
“We are thrilled to welcome WeWork to 101 Marietta Street, which continues a surge of recent leasing momentum,” said Jerry Banks, Managing Director at The Dilweg Companies. “The energy at the building and its exceptional location are a major draw for coworking providers who are looking to attract a variety of startups, entrepreneurs and industry-leading brands. We look forward to partnering with WeWork for many years to come.”
Katherine Lynch, First Vice President with CBRE, and Chris Port, Senior Vice President with CBRE, represented the owner. Clinton McKellar and Sam Hollis with Cushman & Wakefield represented the tenant.
Dilweg’s lease with WeWork comes on the heels of a full-floor lease signing with tech startup Steady announced earlier this month. Dilweg has leased more than 440,000 square feet of space since taking ownership of 101 Marietta Street in 2016, with 243,000 square feet of leasing agreements being executed in just the last 12 months.
Recent improvements at 101 Marietta include a state-of-the-art lobby that features a life-size, two-way virtual window offering real-time views of the streetscape and building interior, along with restaurant-style booths and collaborative workspaces. Revelator Coffee, a regional coffee roaster and retailer known for its commitment to quality products and community-driven customer experiences, opened its newest Atlanta location in the reenergized lobby this past fall.
Other upgrades to the building include a modern conference center with training rooms, a new fitness center, and a tenant lounge known as “The Hub.” A tenant favorite, “The Hub” offers a place to relax with televisions, a pool table, couches and a kitchen with barstool-style seating.
101 Marietta Street offers convenient access to three separate MARTA train stations, and is also in close proximity to several shopping and dining venues in the heart of Downtown Atlanta, including SkyLounge and White Oak Kitchen. The building is part of the city’s newly dedicated arts and entertainment district.
