Colliers International’s Atlanta-based Industrial Investment Services Group recently closed the $7.8 million sale of 4300 Highlands Parkway, an 89,682-square-foot infill distribution facility located in Smyrna, Georgia. The property is a rear-load multi-tenant asset that offers immediate proximity to I-285 as well as easy access to I-20, I-75, US-41 and US-78. At the time of the sale the Property was 100% leased to three tenants.

The Northwest Atlanta Industrial submarket is highly sought-after drawing demand from the strongest tenants and institutional investors alike, and has a long history of low vacancy due to high barriers to entry and excellent demographics.

In the transaction, Dennis Mitchell and Matt Wirth of Colliers represented the seller, a fund managed by the Real Estate Group of Ares Management Corporation. The buyer in the transaction was Exeter Property Group.
