Georgia Apartment Community Sells for $210,396 Per Unit

Cushman & Wakefield has arranged the $42.5 million sale of One White Oak, a 202-unit apartment community located in Cumming, Georgia. Mike Kemether, Travis Presnell and Alex Brown of Cushman & Wakefield represented the seller, GJ Enterprises, in the transaction. Rance King Properties acquired the property.

“One White Oak has one of the strongest barrier stories in all of Atlanta,” Kemether said. “It is recognized as one of the true luxury apartment living options in Atlanta’s northern suburbs. When you couple this with Forsyth County’s historic affluence and recent explosive growth – and you wrap this in a bow of no meaningful new apartment deliveries to speak of – you have an investment that will likely have a long runway of strong returns.”

Completed in November 2017, One White Oak benefits from its location two miles east of the busy GA 400/Hwy-20 interchange, home to the expanding Northside Hospital Forsyth campus. Positioned at the north end of the GA 400 corporate corridor and ranked by Forbes as one of the country’s wealthiest counties, Forsyth County is one of the fastest-growing counties in the U.S. and offers some of the highest-ranked schools in the state. Amenities include a resort-style pool with an infinity edge, dog park and spa, media room with kitchen, fitness center with high-tech machines, organized community activities and more.
