Atlanta-based eVestment Expands Analytics, Insights Capabilities to Private Real Estate

4/27/17

eVestment, the global leader in institutional investor data and analytics, has launched new real estate data collection and analysis capabilities for its TopQ private markets software platform to meet the needs of institutional investors and managers who are increasingly looking at private markets investment opportunities.

With the addition of new real estate specific parameters and calculations, TopQ assists private real estate firms and investors in making fund performance analysis more accurate, efficient and meaningful.

With these new additions, eVestment TopQ users can:

  • Accurately and efficiently calculate private real estate fund performance, including all industry standard metrics such as yield, capital return, internal rate of return, loan to value and more.
  • Review performance by a range of criteria including property strategy, deal type, sector, deal lead and more to identify true drivers of value.
  • Analyze and access performance of multiple private markets and real estate managers on one platform to ensure consistency of metrics when comparing investment opportunities.
  • Compare fund performance against public market benchmarks to identify alpha and opportunity cost.

With TopQ’s real estate functionality fund managers can distribute their performance information quickly, easily and securely to investors of their choice.

The additional functionality available in TopQ compliments existing real estate information available via eVestment’s Public Plan IQ solution. With Public Plan IQ, clients can glean deep insights into US public plans’ private real estate manager searches, evaluations, program reviews and research. Fund managers can also enhance their competitor and market intelligence by accessing other private markets managers’ presentations and pitches.

eVestment is quickly becoming the preferred platform for the exchange of private markets performance between managers and asset allocators with the launch late last year of the company’s Private Markets Alliance. The Alliance brings together more than a dozen top industry consultants and investors that have united with eVestment to establish a common approach for communicating quantitative and qualitative data in order to truly optimize how this information is collected and analyzed.

“Private markets is a growing asset class and becoming a larger part of investors’ portfolios, yet the $4 trillion industry is still being predominately run off of inefficient, error-prone spreadsheets that cause issues for fund managers and investors alike,” said Graeme Faulds, eVestment director of private markets solutions. “With the right tools like TopQ, investors, consultants and fund managers can more efficiently and effectively share information and analysis to speed up the due diligence process. By continuing to update eVestment TopQ with new analytics functionality, we’re providing a solution for the private markets industry that helps investors and managers better manage, analyze and distribute performance data.”
