CBRE Capital Markets Arranges Sale And Financing Of Independent Living, Assisted Living And Memory Care Portfolio

CBRE Capital Markets’ National Senior Housing team has arranged the sale of Arbor Terrace Peachtree City, Arbor Terrace of East Cobb and Arbor Terrace Sudley Manor, a 310-unit independent living, assisted living, personal care and memory care Portfolio in Greater Atlanta, Georgia and Washington, D.C. to an affiliate of Arcapita Investment Management US.

Lisa Widmier along with partner Matthew Whitlock of CBRE Capital Markets’ National Senior Housing team represented the seller, affiliates of Capitol Seniors Housing.

"The Buyer, an affiliate of Arcapita Investment Management US, recognized the value in establishing a new operator relationship with The Arbor Company, the current operator, through the acquisition of these communities. Plans to further expand this relationship are ongoing, “said Ms. Widmier, Executive Vice President, CBRE National Senior Housing.

Located in affluent enclaves of Marietta, Peachtree City and Manassas, the communities are high-quality, purpose built Senior Housing assets. The occupancy at the time of the offering was approximately 96 percent.

On behalf of the buyer, Arcapita Investment Management US, Aron Will of CBRE Capital Markets’ National Senior Housing Team secured  approximately 65% LTV financing, through its Freddie Mac direct lending program ($50.53 million, fixed rate loan, which includes a seven-year term with 36 months of interest only for Arbor Terrace Peachtree and Arbor Terrace of East Cobb) and a $15.93MM, floating rate loan for Sudley Manor through its Freddie Mac direct lending program, which also includes a seven-year term with 36 months of interest only.
